LandCo ready to go,

that not only is LandCo
Equity Partners opening its
Southwestern Commercial
Properties brokerage
division, but they are also
moving ahead moving ahead on
redevelopment plans for
three buildings downtown,
including the Mining
Exchange, Freedom Telegraph
and Independence buildings.
According to executive Vice
President Ward Berlin, his
company’s successful
residential loft and
condominium venture at City
Walk is part of its
motivation to take on the
130,000-square-foot
redevelopment project which
will include 80 for-rent
units of affordable housing
on the 100 block of East
Pikes Peak Ave. Existing
retail space will remain
mostly as is, and at least
10,000 square feet in the
Mining Exchange Building
will be remodeled for office
users.

The cost of building the
home of your dreams is
coming down. Jim Haughey,
chief economist at Reed
Construction Date said, "If
one or two years ago it cost
you $300,000 to build a
custom home, today it should
cost tens of thousands of
dollars less." One reason
it should cost less is the
price of some construction
materials has started
to decrease. Framing lumber
is now 18% cheaper than it
was 18 months ago and
drywall is selling for 40%
less. Also, land prices in
some areas have fallen more
than 20% in the past year or
two due to developers
purchasing too much land
during the boom. If you've
always wanted a
custom-designed home and are
willing to do a lot of work,
today's market makes it
easier and cheaper to
realize your dreams.
